Joint ventures and associated companies

We leverage Sagax’s general industry knowledge and position by teaming up with specialised management teams to develop attractive investments.

In addition to the directly owned property portfolio, Sagax has invested in joint ventures and associated companies since 2010. The investment objective is to reach markets that Sagax does not have the capacity to reach, but which are considered attractive for shareholders.

Sagax owns 50% of Söderport Property Investment AB, with the remaining share owned by Nyfosa AB. Via Hemsö lntressenter AB, Sagax indirectly owns 15% of Hemsö Fastighets AB, with the remaining share owned by the Third Swedish National Pension Fund. Sagax also owns 50% of Fastighetsaktiebolaget Ess-Sierra, with the remainder owned by NP3 Fastigheter AB, as well as 50% of Certus Properties AS, with the remainder owned by Swiss Life Investment Management Holding AG. In addition, Sagax owns shares corresponding to 21.6% of the votes and capital in Nyfosa, 20.3% of the votes and 15.1% of the capital in NP3 Fastigheter AB and 29.1% of the votes and 25.5% of the capital in Fastighetsbolaget Emilshus AB.

SÖDERPORT PROPERTY INVESTMENT AB

Söderport’s operations consist of owning, managing and developing properties in Sweden. On behalf of Söderport, Sagax handles the financial administration and most of the asset management.

The Board of Söderport consists of Ann-Sofie Lindroth, Carl-Johan Hugner, Johan Hessius and David Mindus. The Head of Asset Management at Sagax Sweden, Sebastian Wiman, is CEO in Söderport.

HEMSÖ INTRESSENTER AB

Hemsö Fastighets AB conducts operations in Sweden, Germany and Finland. Operations consist of owning, managing and developing public properties. More information about Hemsö Fastighets AB is available on the company’s webpage,  hemso.se.

FASTIGHETSAKTIEBOLAGET ESS-SIERRA

Ess-Sierra was founded in December 2020 and its operations entail owning and managing properties for primarily building supply stores. The lettable area amounts to 184,000 square metres, of which the majority comprises warehouse premises and building supply stores. Most of the properties are situated in university and regional towns.

CERTUS PROPERTIES AS

Sagax owns 50% of Certus, with the remainder owned by Swiss Life Investment Management Holding AG. The operations entail owning and managing properties in Finland. The rental value amounts to SEK 39 M and the lettable area amounts to 26,000 square metres. In addition, Certus has ongoing construction projects corresponding to a lettable area of 27,000 square metres. Sagax handles the financial administration and asset management.
